Facebook Real Estate Ads – Marketplace

When it comes to Facebook and real estate ads, do you think you should be advertising your listings on your Facebook PROFILE? No, me neither. But, at the same time, you have all these friends that you want to be able to promote what you do as much as possible without being obnoxious, right? How can this be accomplished? Facebook’s Marketplace.

facebook real estate adsFacebook real estate ads through Marketplace is a great resource to use when considering selling your properties – I mean think about it – where is everyone spending the most amount of time on the internet across the globe? Facebook! So where should you be while you’re not showing homes and writing contracts? Yep, Facebook! But we have all learned that advertising your listings on your profile (personal) page can not only be the cause of some of your friends to “hide” you and your information from their wall, but potentially can get you banned from using Facebook altogether (I haven’t heard of anyone that has been booted off of Facebook for this offense yet, but never say never).

Facebook Marketplace allows you to advertise your real estate to your friends much more unobtrusively, by being added to the top of the page of their Marketplace screen when they go to look for items (including houses) for sale. Think “Featured Listings” (by Realtor.com) on Facebook and you’ll get the picture (or look below!):

What this means is that the larger your social sphere, the more airtime you’ll get!   Think about it – above I have being shown to me not only listings that my real estate friends are selling, but also real estate friends of my friends!  Talk about getting the word out!  And all this on the biggest, most widely used website in the world!

Here’s how you can add your listing(s) to Facebook’s Marketplace in less than 3 minutes:

1.   Enter “Marketplace” in the Search field on Facebook and click on the Application icon.

2.  You will then be taken to the Facebook Marketplace application page where you will want to add it to your Facebook Fan Page, as shown below.

3.   You’ll then want to go to the Application by clicking on the, yep, you guessed it, “Go To Application” link!

4.  You’ll then want to create and customize your new Marketplace account for your Facebook real estate ads:

5.   Once you have entered your account information (name, company name, contact information, etc.,), you’ll be ready to add your first Facebook real estate ad:

6. Publish, but don’t Publish!  Once you have finished creating your Facebook Marketplace ad, you will be asked to publish the property information on your friends’ home pages!  Don’t do it!  Instead you can do several things that will be much better received, such as copying the link to the ad and posting it to your Facebook Fan Page.

You can also take the tip from a previous Facebook post we created recently about Facebook lists, and send out an email update to all your “sellers” in one shot.

To create this blog post,  I used a real estate listing of one of my clients, (Randy Gasswint out of Tulsa, OK) – and within a day he had an email request to view the property!  Now, I also must say, that I am not guaranteeing these results for you, but… #justsayin’!

Last note:  Facebook has afforded you a single post to be added into Facebook’s Marketplace and after that there is a minimal charge.  With that said, you also have the option of creating a single listing fan page where you can advertise your new listing too.  (I sense a Part II coming on to this post!)

  1. Hi! I have had a couple of my listings in the Marketplace as “trials” to see how it would go. I already have to hand-upload to so many things, which also upload to other places, that I wanted to see how much response Marketplace would get. These have to be renewed every month.

    So far, I haven’t had a single inquiry, and I’ve been doing it for a lot of months, 6 at least. I haven’t had time to try “lesser” properties… However, one very well priced, excellent property has been in the Marketplace as well as was a finalist in Realtor.com’s “favorite listing” contest, and it hasn’t received any inquiries, either.

    Thanks for sharing that feedback. Keep in mind that You and I are often ahead of the curve with our marketing efforts. I feel this has Huge potential long term an is important to know about. That being said if it ain’t working for you don’t spend the time on it. Marketplace in my opinion could be the next Craigslist minus the weirdos!

    Suzanne, great info and I will definitely check it out. Do you have any stats as to how effective these FB marketplace listings go (i.e. times viewed)?

  6. I just posted a listing, but it sure doesn’t look like many folks in my area are using/viewing Marketplace. There are only 6 listings within 50 miles of Nashville, TN.

    They only allow 1 posting for free? If they are going to compete with craigslist, they should be offering more than 1 free ad. Don’t you think? Especially while they’re building buzz. Seems like they would want the gates wide open, that way you have more than 6 listings within 50 miles of a major city like Nashville.

    Wouldn’t that be a good thing if yours is one of the 6? Facebook is so dominant that they can kinda call the pricing for now. I would agree that at least 5 should be free!

    I just received a call from a guy who wanted to sell me on Facebook Marketplace. He wants a $99.00 set up fee and $20.oo a month for it. Is this standard now does anyone know?
